Before you spend money getting ready to sell.
Call me before you start a long list of improvements. We can walk through the home and work out which jobs deserve your attention.

Make a list of what you already know
Start with repairs you've been putting off, improvements you've finished and anything you want me to see in person. Gather the records you already have. You don't need a perfect folder before our first conversation.
We'll separate the work that fixes a real problem from changes made for presentation. Those decisions can have different purposes, costs and timelines.
Choose work with a clear purpose
A fresh appearance can help buyers understand a home, but a long renovation isn't always the right place to start. We should consider the condition of competing homes and how much time you have before deciding what to do.
For any proposed project, I want to be able to explain what problem it solves. We can discuss options and obtain estimates from the appropriate professionals before you commit. No improvement comes with a guaranteed return.
Plan for the photographs and the visits
The photographs should make the space easy to understand. That usually starts with deciding what stays in each room and what can be put away. We also talk about access, pets and your schedule so that showings fit around your life.
I plan the presentation with Slava. His photography and video are part of how we introduce a home, alongside the property information buyers need.
Agree on the launch plan
Before the listing goes live, we review the asking price, presentation and showing arrangements together. We also agree on how you want to receive updates.
If you're still deciding whether to move, we can start with a valuation and a talk about timing. You don't need to finish getting the house ready before you call me.

Questions about your move?
Tell me where you are and what you're weighing. I'll tell you plainly what I'd look at first and what I'd do in your place.
